General Terms and Conditions of Sale and Rental Agreement
In accordance with the current legislation in Italy, it is mandatory to sign a tourist lease agreement for every stay. This agreement includes the following terms.
The contract will be signed upon arrival, by accessing your personal area via the following link:

Within your personal area, you can:
β’ Sign the rental agreement;
β’ Pay the tourist tax;
β’ Authorize the blocking of the security deposit;
β’ Purchase any extra services;
β’ Enter your personal data and required documents for registration with the public security authorities.
1. Availability of the Property
The property will only be available after confirmation of the payment of the deposit or the full amount of the stay, as well as the security deposit. Access to the property will only be granted once these processes are completed.
2. Security Deposit
The security deposit will be blocked via pre-authorization on your debit or credit card during the online check-in. It will be released within 24 hours or, at the latest, 7 days after departure.
If paid in cash, it will be refunded via bank transfer within one week, minus a handling fee (minimum β¬5.00).
The security deposit may be retained, in whole or in part, in the following cases:
β’ 100% retained if:
ββ Waste is left in the accommodation;
ββ Unauthorised animal hair is found;
ββ The rules for peaceful living are violated;
ββ The number or identity of the guests does not match the registration;
ββ Significant damage is caused to the property or furnishings.
β’ 60% retained if:
ββ The bathroom or kitchenette is left dirty or in a poor state.
β’ β¬50.00 or more retained for:
ββ Loss of keys or remote controls.
β’ Increased amount retained for:
ββ Late check-out.
3. Check-in
Check-in is available between 16:00 and 20:00 at the property or at the agency.
Other times are only possible by prior agreement.
For check-ins after 20:00, authorization from the agency is required, and an automated access system at the property must be in place.
In the absence of such conditions, the check-in will be subject to additional charges, depending on availability and prior authorization.
4. State and Cleanliness of the Property
The property will be handed over clean and in good condition, with furniture and appliances in working order.
Any issues must be reported within 3 hours after check-in.
5. SpeedyCheckSi Option
With the SpeedyCheckSi option, check-in and check-out will be quicker, and cleaning will be given priority.
This service is free of charge when booking a BeSafe rate.
6. Tenant Responsibility
The tenant is solely responsible for any damage to people, animals, property, furniture, or the property itself.
7. Rules of Conduct
Guests must adhere to the rules for peaceful living and avoid causing disturbances to neighbors or damage to the property.
8. Waste Disposal
Guests must comply with the waste collection calendar and separate waste as required.
If door-to-door collection is not available, public waste bins must be used.
If the departure day coincides with a special waste collection, this must be communicated to the agency.
9. Pets
The presence of pets must be declared at the time of booking.
Pets must not cause damage or disturbances to the property.
The security deposit may be increased if pets are present.
10. Number of Occupants
The number of guests must match what is stated in the contract and the registration with the authorities.
Any changes must be communicated and authorized.
11. Return of Keys
The keys (and remote controls, if applicable) must be returned according to the agreement made during check-in.
12. Early Departures and No Shows
Early departures are non-refundable.
A no show is considered a breach of contract if the guest does not arrive on the scheduled arrival day.
13. Use of the Property and Check-out
The property is available only for the agreed tourist period.
Check-out must take place by 10:00 AM on the agreed departure day.
The property must be left in clean and orderly condition.
14. Final Cleaning
Final cleaning is not required, but the property must be left tidy, particularly the kitchen and bathroom.
15. Final Inspection
The inspection will take place after departure, without the presence of the guest.
The presence of agency staff or cleaning personnel is not relevant for the inspection process.
16. Right of Withdrawal
The conditions for withdrawal are as follows:
β’ as indicated on the website www.klikbooking.com;
β’ in the rate conditions.
The refundable rate allows cancellation within a set period before arrival;
the non-refundable BeSafe rate is covered by insurance (see below).
17. BeSafe Insurance
By booking the BeSafe rate, you automatically get cancellation insurance, ensuring a refund even for non-refundable rates.
18. Disputes and Jurisdiction
Any disputes will be handled according to Italian law, with the jurisdiction specified in the contract.
19. Acceptance
Acceptance of these conditions occurs automatically during check-in, by accessing your personal area.
